个人信用品质(Character)
银行会考察:
你工作是否稳定? 你居住地是否持续固定,是否频繁搬家? 你以前都申请过哪些贷款? 是否准时偿付贷款?
净资产 (Capital) (你的存款,资产或房产净值)
资产多表明你能存款,也就是说你不付月供的几率比较低。银行会更偏向有着大笔存款或资产的贷款申请人。如果你有20%(80%贷款价值比率)以上的存款或资产,那么你贷款成功的几率就相对会高一些。
而一旦LVR(贷款价值比率)超过80%, 你很大可能需要购买贷款保险,贷款就会相对难一些,因为对于银行来说,这意味着风险。
还款能力(capacity)(你能偿还多少债务?)
如果你是公司雇员,你需要提供:
最近的两份工资单 雇佣合同方或雇主公函 上一财年的税单group certificate 上一财年的退税记录Notice of Assessment或Tax Return纳税记录
如果你是自雇人士,你需要提供:
过去两年的个人和公司纳税记录 至少一年的退税记录Notice of Assessment
无论你是雇员还是自雇,银行(贷款机构)还要求你提供:
各项投资收入证明,如存款、股份和房租的收入证明 日常生活开销(吃、穿杂项开支、房租或房贷月供、水电账单)、个人贷款和信用卡等详情
根据上面各项资料,银行(贷款机构)将算出你的月收入和开支,判断你的还款能力。
如何提高你的还款能力
1) 注销不必要的信用卡或减少无用的信用卡额度 。 2) 重组债务 3) 找熟悉银行规定的房贷专家来帮你申请贷款。
抵押品(Collateral )贷款抵押或担保
贷款担保或抵押品,指的是你准备购买的房屋。银行关心的是当你不能偿还贷款时,银行需要转卖房子时,你的房子能不能卖个好价钱。

对于房产抵押品的优劣,银行的规定也是各有不同。
